Creating a Spooky House- Using Adobe PhotoShop CS

What makes a house look spooky? What elements are needed to make a structure look old?
How do you create that uneven, painted looking rough edge on a photograph? How do you make a photo (color)
 look like a sepia toned, old fashioned photograph (with dust and scratches)? What scary elements could you add?

How could you put all of these ideas together in a "Spooky House" (just in time for the Halloween season).
